no idea how trailers are handled, but i'm pretty certain that if it was a house, the fees are yours to pay. with no paperwork, however, he can kick you out at any moment, correct? i'd get a lease signed quickly, regardless of the outcome over the backrent.

Real estate contracts (e.g. your rental agreement) must be in writing in order to be enforceable. He can start eviction proceedings at any time - but he couldn't win a lawsuit to collect back rent. Charging you rent he failed to collect from the last guy is bad enough - charging a late fee when you've never been late is just over the top. How much do you like this location? Reason I ask is, he doesn't sound like the kind of person I'd want to do business with.
