I am trying to find out an used pontoon's true value. What is the average price for a 2001 JC Manfacturing TriToon 226?

This pontoon comes with Fresh water only, 150 hrs on hull:

• 300Hp Mercury 350 MAG with 20 hrs, Alpha 1 outdrive
  
• 13'top, Ski locker, Table, built in ice chest, AM FM CD Stereo, Dual battery, Anchor,
• All safety equipment, life vests, ski tube with tow rope, water ski tow rope and flag, fenders, depth finder, dual axle Competitive trailer w/surge brakes, and cover
  
• Everything is in working order, The upholstery and carpet are like new
  
• 22' length, 8.5' beam
  
• Ski behind this pontoon boat at 35 mph.

It comes with fresh water? I live in Las Vegas and I would buy that boat if it came with fresh water...That way I could build 20,000 more homes to sucker's that believe we're not out of water! Poor Lake Mead.....

It is for fresh water. I am trying to find out the cost for it. The seller is offering it for $25,000 and I am not sure if it is overpriced. I checked out NADA guide but the problem is that they don't have all of the features that I need to check.

The pontoon will be at Lake Anna in Virginia. There is plenty of water at this time. Last year we had a drought problem in the area and lost approximately 4 feet down from my dock.

that is not an average toon. JC build a really good one. but the way it is equipped is not average toon. they were a highend price tag. most toons are outboard.
