2001 25hp leaking lower unit

I recently purchased a boat with a 2001 nissan 25hp 2 stroke. Everything has been going good so far, but yesterday after using the boat I noticed oil dripping from the lower unit. Upon closer inspection the oil was leaking from a small hole just behind the lower unit drain. the small hole is on both sides of the lower unit and goes all the way through. When I start the moter in the yard with muffs, water comes from the holes so I thought maybe it was residual oil from the exhaust but need to know for sure its not lower unit grease leaking. Any advice would be great.

From where you are describing it sounds to me the shift shaft seal is leaking or possibly the upper seal.
