93 johnson 90hp

I'm looking to purchase a used boat with a 90hp Johnson outboard. The owner stated "runs but may need a few gaskets" after questioning him on that he stated engine runs, but he wont use the boat as water is leaking from both head gaskets and thermostat. Looking for opinions on handling puchase/ diagnosis of issue prior to purchase or if I should walk away. The rest of the boat is clean as a pin and 10/10 seems to have been well maintained as they are the original owner.

Is water leaking from HEAD GASKETS or the water jacket covers ?-----A compression test should be done before handing over the coins.
