We had a wierd one over the weekend. At all faucets except one on this one heater the hot water was HOT like it should be. The faucet at the kitchen sink, the water would only get a little over warm but not hot like the others. This is the first time this has happened. Yall got any ideas? This is a gas heater and the burner was on, so I know the thermo coupling is good. The faucets in the bathroom that is farther from the heater than the kitchen had hotter water.

They're all fed off the same heater? So this is a tank I take it?
If it's a single-handled fawcet, it could be partly clogged and in need of a rebuild. A number of them can also be set to only deliver water that's just so hot, like the single-handled shower/bath fawcets. But I guess since it worked fine before, that can't possibly be the reason.
If you've got shutoffs underneath it, try turning off the cold one and seeing if you get hot water at all.

Re: Another water heater question

Put this question with your kitchen sink question and it points to the FAUCET. rebuild or replace.

The faucet works fine. The preassure is there like it needs to be and it doesn't leak when the handles are turned off. Its a a dual handle setup..one for cold and one for hot. This is the first time its done this.

OMC, the squirter thing has been on the fritz for a while now, Ms E.F. has just started pitching a fit about it....which means I GOTTA FIX IT ! !

Looks like it got pretty chilly there last night.
Feel the pipes below the sink with the it running to see if it ever really gets hot water. If it slowly gets slightly warmer, Ron G has it.

(Thanks OMC, the spell checker hasn't been working lately. :( )

It got cold but it didnt get cold enough to freeze the pipes. I dont know what went on with it satuday but it seems to be doing ok now. Down here it has to get cold and stay cold for a few days before the pipes in the walls of the house start to freeze.

ef, my experience in frozen pipes is that the for some reason (and Im sure someone here will know) the hot water always freezes first.

The pipes are not frozen...it hasn't been cold enough for them to freeze.

Okay ef from Mississippi! Duh on my part? I know of instances that single handle faucets can back feed the cold back into the hot water line. If you can feel the supply lines under the sinks, that should tell you if you have a back feed problem. Just a thought :)

My bet is that the kitchen fawcet is the one on the north side of the house, hence the coldest pipes, It should warm up after it runs agood while. How long You lived in the house?

Built the house in '98. The kitchen sink is sorta in the middle of the house on a bar looking out into the den/living area. So the pipes are on an inside wall. THis morning the water got hot like its suppose to.
