Bob, it appears that you may have a bad relay. You have Two relays, one for up and one for down. <br /> Take the top off the motor and walk behind the motor. At the back of the motor, you will see a black box. Inside that box is where you will find the relay. Take the cover off the box and swap the relays so that you can determine which one is bad. Once you have found out which one is bad, take that relay out and go to your local dealer and ask for a same kind of relay and install it just like you took it out. It does not cost much to replace this relay and you are back in busines.<br /><br /> Jmorrell
