Also cheack into the sliding doors,they use to give alot of trouble,french doors might be better and look really good too.

The "boss" likes french doors, I like the glass sliders. I can see the french being more durable here so that is more than likely the option we will take.

2 ac units is the way to go for your area...they actually work less and cost less to run , also units last longer less wear an where you live ya need the ac lol. I use to live near houston, just outside of charlotte NC now...Ez def. had some good recomendations on the living room expansion alway's consider your furniture as many people don't consider it during construction and planning phases....As far as cost's go only way for a semi accurate guestimate is to call a couple reputable builder's as other's said and ask them they'll give you a basic idea and remember the less "custom" you go the better..if you have a year or 2 then you have plenty of time to find a standard home package from one of your local builder's that is realitivly close to what you want and expand from there .Most builder's will answer a few ?'s for free and it look's like ya got a few of us interested here i know i'll be sure to check back on this subject!!!!fishen ain't been good lol!!!!!!!!!

Suggestion to create more usable space in upstairs bedrooms:<br /><br />In plans, looks like there are short 'hallways' from stair landing to bedroom doors. I assume the bedroom doors are at the end of the hallways, and designed to swing in, which will block some bedroom wall space. If you locate the bedroom doors at the 'start of the hallway' (near top of stairs) they will only block the wall along the hallway, giving you more wall space inside the bedroom for furniture. Or, you could have the bedroom doors swing out, into the hallway, but first option seems preferable to me for some reason (maybe code even requires inswinging BR doors? I've never seen one that swings out.)

It's true the doors will impact bedroom space a little but you're not likely to use doors over 30" anyway. That landing is a pretty small space at the top of a long fall down and ballancing large items at the top with little clearance is iffy. If you think you need more room consider pocket doors although they are harder to open and close. Also those stoves will make a fair amount of smoke and not much view of the fire so the electric unit may be best for your wife's wants. It also will save the cost of a chimney and hearth till you decide to add something else later.

If the bathtub is the standare 5', then you've also got 5' of wall in the bedroom, which an inswinging 30" door would take up half of. That could mean the difference between being able to fit a chest or dressor along that wall or not.<br /><br />Might even come close to getting in the way of a bed if you wanted to place it on the opposite wall of where the door swings shut (bed length running along back windows). I'd at least cut out some scaled furniture shapes & play with placement to see how much the door would impact room functionality if door stays as is. <br /><br />Personally, I'd stay away from pocket doors (pita in my limited experience, but maybe they've improved greatly). If you have anything heavy or bulky coming up or down stairs, just keep bedroom doors open :) . Or if no problem with code (and I don't know that there might be, just wondering), hing door where it is, but swing it outwards into the hall instead of into the bedroom. <br /><br />Just some thoughts, obviously everyone weighs things differently :cool: .
