Leaking gray fluid at fuel pump

I have an 89 valiant VIP that is leaking a light grayish colored fluid from where the fuel pump block off plate (it has an electric fuel pump) seals to the block. The motor is is a 4.3l GM V6. I assume this is oil and water but I'm not sure. There isnt any water indications on the oil dipstick. Could this just be condensation?

How does it look, when you open the oil fill cap?

I looked in the oil fill cap and it looked very clean. However there some moisture drops on the rocker arm that I could see. Using a flashlight I could see a couple of lifters and the had the same grayish fluid pooled on top of them. It was a small amount. The dipstick looks very clean and there doesnt appear to be ony moisture on it.

In this case, I wouldn't count too much on the dipstick. When you have this grayish fluid on the rocker arms, I guess you have water in the oil, and a leak somewhere. But start by changing the oil, and see how that looks. Then take a trip or two and see if the grey stuff re-appears.
