since this part on my engine is becoming very difficult to find is there anything I can do to the impeller to make it last longer than a year or two? Could I take it out of the water pump and soak it in a particular solution over the winter or is it best just to leave it in the water pump?

If you pull the impeller for the winter you should be able to keep it from creating a set. You can always have a look and determine if it can be used again the following season. Removing them is always best but most don't. In the end it's your boat and the decision is yours. In my looking around I have not had an issue finding the impeller, but they appear to be a bit pricey when compared to Merc

The long period lay up preparation section of my owners manual says to remove the impeller, rinse it in fresh water then store it in a sealed plastic bag. It does not mention needing to store it in a climate controlled environment. I suppose that would help it last longer.
