really it's not a bad slope. It maybe drops 2"-3" per foot towards the locker. I can guide the tongue around but I can't pull it out by hand. I look at two places nearby this week, one had slopes on almost 30 degrees, estimated, and the other looked as if I'd have to "bend it" eight times just to get in the gate. they both really need signs for cars only, no trucks or vans.

Better question for this forum, What to look for when home buying and having a boat? I'd love to have a garage or barn at least 25ft deep interior. I'd rather not be in suburbia and out with some land but that's expensive.

Well, avoid HOA's (Home Owner's Association) when possible. If you do end up in a HOA Controlled zone read all of their rules thoroughly. I am always amazed at how narrow a view they have on how people live and how complicated they can make life in general.

Try to observe a potential neighborhood you are interested in at different times during a weekday and weekends. See if any Boaters "show up", see how they do things.

Yes, be careful of HOAs. I parked a co-workers boat at my place for a while until he completed an HOA requested wall and solid gate to hide his "ugly" boat from view by other homeowners in his neighborhood.

I can put a trailer anywhere with a riding mower......

Most I've pulled with it is around 1800lbs on level ground. It struggles, but was an old mower that the deck rusted out on. Took the deck off and just use it now to move trailers around.
