The time has come that if you don't own the land the average guy isn't going to be able to afford the leases due to the doctors, lawyers and other high paid people. Leases are a way of life down here. I've been hunting the same lease since I was 6 and I'm 45 now. We lease from a timber company and they've always set the price you either paid it or you moved on. I hunt in the Mississippi River swamp must north of Vicksburg,MS and land there on the average leases for $15 to $25 an acre.

We've kept this lease by signing a contract every 5 years and paying their price which up until this year has been very reasonable, $7 an acre, but we've been told that when out contract is up next year we can look for the cost of the lease to double and that they are going to charge us $100 dollars per camp house on the lease. Their reason for that is that they can't grow trees where a house is sitting .

The only reason I can see for this because they know they can get it from somebody else if they don't get it from us. Hunting is fast becoming a rich mans sport. Theres a guy here thats paying 4K an acre for swamp land just to have is own private hunting paradise. I know this because my family use to lease it for farming.
