looking at the properties around my place...<br /><br />The site is pretty well on the dot for accuracy.<br /><br />My place comes in at around 120k, everyone within a mile around is between 400-600k ... with $4k a year in property taxes, NO THANKS. I'll keep my small house thank you

If you live in an area with with somewhat high turnover then the prices seem right on. My house and the neighbors across the stree are the exact model but it sold a year ago and has a value of 100k higher than mine. The system does not reognize the complete remodel and addition I have added so it is an OK tool but not all that accurate.<br /><br />Kevin

That is one awsome site. Although blury, I can actually see my boat in the back and cars in the street. Even trees that I planted that wasn't there 5 months ago. Kool imma bookmark it. <br /><br />I think the error margin is plus/minus $100,000. For example, my house in Long Beach was appraised 6 months ago at $650,000. Only $565,000 on the website. The one in Lakewood appraised for $785,000. The website listed at $950,000. My brother house in B. Hills is worth 1.4 mil. The site value it at 2.3 mil. Similiar situation with my sis. The site is a little bias.

i'm pretty certain it uses sale records to estimate prices. i just bought and sold, and the listed prices are pretty accurate, within 5%. if your area has a high turnover rate, it is probably close.

My neighbor is going to be ticked off when I tell them their house is listed at $4k. :) <br /><br />I live in a neighborhood that was built about 5 years ago. The prices listed are what the baseline house sold for new back then.
