i'm not sure of the purpose for which these lines are needing located, but i can say in my 18 years of surveying land i have seen timbering being done on the wrong side of a line before and many lawsuits:facepalm: have seen homes and garages built on someone elses property:eek: and have done $30,000 surveys that were paid for in retribution of trees cut by the first 200 feet of a 2500 foot line that was cut across the whole way down the line, talking about alot of money by the end of that line

I studied this at VMI and was told by the instructor there that public coordinates can be off over 50 feet or more sometimes right on but even a broken clock is right twice a day

I am curious how you are going to get the lat/lon to enter into your GPS. I may be wrong but most plat maps use Survey Datums which then reference the description and/or property dimensions. For example, one corner of your property may be 200' from the survey datum and that determines your point of origin for all your other property measurements.

Hey you forgot I need a 66 foot chain also.....the property is either 20 chains wide by 100 chains in length.....or 19 chains wide by 105.27 chains in length ......could you imagine doing that in the 1700's
Brue I don't believe this place was surveyed since the closest town was established.....and yes I have run into the ofset while reading other surveys...I marked a lane 3 feet off because of that once......thanks anyways......me thinks if it has one I'LL set the waypoint there go in 3 feet or whatever the ofset is and mark ......I'm just doing reference points right now.....just to have an idea where the lines are....I'm going over a mile into the bush ,marsh .....so it should be fun......Going to the Land registry today to get info

These are classic examples of why it's a good idea to get a surveyor to find and mark property lines/corners. They have the knowledge, tools and are required to do it right. They also are the only ones ( along w lawyers sometimes :eek:) who can settle disputes and or correct bad surveys w gaps or encroaching descriptions on adjoining properties.

These are classic examples of why it's a good idea to get a surveyor to find and mark property lines/corners. They have the knowledge, tools and are required to do it right. They also are the only ones ( along w lawyers sometimes :eek:) who can settle disputes and or correct bad surveys w gaps or encroaching descriptions on adjoining properties.

I believe the OP simply wants to try to confirm his suspicions before he hires someone to come in and do a legally binding survey. If it's off by 1200 ft he should be able to accomplish this with a fairly inexpensive GPS.

Yes but how are you going to know what lat/lon to plug into your GPS to know where the corners or lines of the property are?

When he goes to the land office they should be able to give him the information he requires I think.
If he gets the info he requires he could get a 1-25.000 topo map and just quickly plot it on there, that would be good for +-10 sq M with a 8 figure grid reference.
With map in one hand and GPS in the other, walking through the jungles of south ontario will be easy!! :D

Or just use google earth. My understanding is that its within 8M accurate.

edit: also read where its 30M which wouldn't be good enough.

Nope only Moose ,deer,cougars,fox .wolf,bears,leeches,water snake anacondia size......the dopes at the registry don;t handle it any more too much work for them ....ya right.....so off to the municipal land office tomorrow la de dah the government suffle......The reason I'm doing this a guy built a new home .....which seems to me right in the middle of my lot at the front and he insists he owns my lot....my deed says Con 5 lot 6 he thinks I should own Con 5 lot 5......what a dummy....so quick check on my lines before the fireworks

Yep its funny the wife and I were talking about building there finally get out of the city.....so we go out to pick a location to build and find this home built there...truly amazing......his deed I checked says Con 5 lot 5 ...so he's 1200 + feet off ....well only 600 built in about the middle so being 16 feet off won't matter to me .....just have to find close to lines

How long ago was the house built? Would it show up on google earth? If you can truly get the lat/lon somehow off the plat map you should be able to verify without even walking around.

Last year....haven't been there for 3 years ......just want to be positive before the lawyers and surveyors come into it......6000 for just doing the pins....so 120 and a walk around is cheap insurance....plus who knows what else I might find

Do you have a written legal description with verbeage of lot line lengths, etc of the property or is it just a parcel number?

i would start at the nearest known point this could even be a intersection in a road or a stream find as many boundary corners as you can along the way measure between them to verify when you get to your own corners count your steps along the way take note of how many steps it takes you to go a distance this would be your pace, my pace is 20 steps to go 50 feet 40 steps for 100 feet and so on, then stand on your front corner and get a direction to go and pace your distance following your bearing if it still appears this house is on your land, it would be best to get a surveyor to verify this is how we did it before gps and it worked great, i can pace 1200 feet up and down hills and be within 50 feet at the end 600 should not be a problem, on the downside walking several miles just to find out where you are can be tiring, but walking is free, an thats about as cheap as you can get, also the old bearings they give you note the year and be sure to account for magnetic declination as the magnetic poles do move

Coolbri70, East is least and WEST is best and I do remember doing the declination upgrading thingy years back for topo maps.
What a pain in the #$%^#, almost as much fun as finding were you are using three prominent point! UGH

Got it done Man that little GPS worked great....Two seperate days did one side one day ......then the next day......was it hard going I'm sure our trail is grown back in already......walked at least five miles a day track manager showed going around marshy areas` with alot of water......The guy built on my property by 413 feet give or take ......guess I own a house.......off to lawyers`tomorrow

wow, the lawyer is probably going to want a survey done showing the parcel and house location for verification and documentation,not sure how land law works in Canada, people should get a surveyor mark building corners prior to constuction as in some places, if it is on your property it is yours, i have seen people have to tear buildings down and pay for removed trees too, there is likely a well and drainfield too. if a surveyor had told them where to put it he would have to pay for that, there is some value in covering your own backside sometimes

Had not heard on if this endever worked out for you, was about to call out the SAR techs to come find you, bet you were stuck in the mud, LOL
