lower unit oil

My lower unit 91 evinrude 225 has some water intrusion. Where are the likely places for the seals to go bad? Am going to change the impeller soon and would like to address this problem as well. Any suggestions.

yeah you said it brother! well I am going to try it. Im pretty good with cars and getting there with boats as well.
