need help with flat roof

I just moved into a new house. Ther is an addition off the back, with a flat roof, and believe it or not it leaked the other day when we got about two inches of rain. I had concerns before the leak because of how flat the roof was, but didn't give it much thought because the rolled roofing material appears to be new. I called the company that the previous owners had to do the work. They are a very reputable (but extremely overpriced) company that has been in business in this area for a long time. The roofer told me that the roof is in good shape, and should last another ten years, but if you get water pooling back to a seam it is going to leak no matter what. He said you could repitch the roof by adding some roof insulation material and reroof it. He gave a rough quote of about two grand. It seems like there are pleny of flat roofs around. There has got to be a cheaper solution. Any suggestions?

I got up there with a 4 foot level. It looks totally flat. It looks like traditional asphalt roofing, but much more robust than the stuff you see at Home Depot. It could be rubber roofing but I don't know

It's not rubber. Rubber roofs look like a big piece of ,, well,, rubber. Most are black, sometimes they are white. Carlisle makes the best. Goodyear also makes a rubber roof. You'll have to strip off the old stuff, install insulation board then put on the rubber. I dont think Carlisle will even sell rubber to you unless your a certified Carlisle installer, may be the same with Goodyear. We cant even do repairs on our buildings with rubber roofs or it will void the warranty.

Get up on your roof right after a rain and see if a seam is under standing water, if so a quick temporary fix may be some repair cloth and roof cement along the part of the seam that is under water.

The area is only about one square. What is a typical price per square fpr rubber roofs. I know it will differ per region but a rough guess

c r a p I have a 4 flat roofs - its called epdm - it is rubber like and NO even at the seems it should not leak.

A few of mine even pool water

The seems should be sealed

Tell the roofer guy to honor his warranty!
