Congratulations, Joe! Is the small river deep enough to float your boat and does it head to the lake? That would be a plus if it does ...

Nice looking house ... I am sure the carpenter/handyman in you has already seen a lot of "additions" to do to the house.

Now to get your house sold ... but in this current market that shouldn't be too hard to do.
There is a structure that will become a two story garage with a studio apartment above and it will have a basement that will be my workshop. Mine. ALL MINE I SAY!!!!
Says the man who knows it will be 5/6 hers when it is finished. He will have a small corner ...

Don't hunt, but never grew up either.
Can't imagine neighbors would be into live music, skinny dipping in pool, bush hogging at 5 am or firing up the outboard before heading out to fish at 4 am...lol.

Bear in mind, the next County over, litterly across the creek from our propery, last year manadated the use of electric lawn equipment to curb air and noise pollution. Even set up a website for people to download pictures of offenders for prosecution.

And to think, we are supposed to live in the land of the free ... but then I guess the people of the county are free to leave if they so desire.

We'll start another thread for that if needed.

There really isn't much to do at the house other than putting on the back deck off the bedrooms, going to do screened in covered porch. New deck boards on existing. May convert the carport into a garage, TBD.

On the garage im safe because it is away from the house and she doesn't need or want the space. She will have her ass firmly planted in that living room and I foresee a fire going in the summer while the air is on...


The river i think has a 25 hp limit and is 90% canoe and kayaking and would be too small for the boat. I've got my eye on a square stern 14 foot canoe on marketplace. I can go upstream and float back or down and power back. It does go to my lake, but downstream. Currently i can get upstream about 3 miles as the crow flies to my house but thats in spring when really full.

Both sets of kids are big into kayaking so I'll be able to take them to drop location and they can pop out at the house and have their vehicle ready to go and prob a snack. And... mamma can babysit the new little while they are on the river so everyone will be happy.

want it, my wife now thinks we are too far from family. I’m too old to start over so we will have to downgrade and have to
Tell/Ask the wife if she is sure, absolutely positive, that the family didn’t move away for a reason.

I left the family to join the USAF. Chased a woman to my present local upon retirement. 15 years later I married a different woman who isn’t from here either. Our parents are in their 80s. Going home sounds good but fiscally challenging and somethings have to be sacrificed. For instance, nearest boat worthy body of water is about an hour drive (I just put Live Scope on it).

When we moved, after 23 years in our home, I ordered the largest trash bin I could get delivered to our home. Don't remember the yardage but it was big..could park two cars inside it ! Filled that up and two more !! Never knew how much crap we had accumulated......

We lived in our house for 27 years we had a barn 2 2-1/2 car garages I had 4 big roll off dumpsters that we filled. We bought our retirement house and got rid of a lot of junk, even though the retirement house has 1 more bedroom and 1 more bathroom and twice the square footage of the old house at the ranch.

Same here, we added another 1200 sq ft, plus a 24x24 heated garage and a 24x40 two story pole barn to our retirement home. Probably will need numerous semi trucks when time to clean this one. Been here a little over 25 years now and it is scary when I look at all the crap we have stored !

Looks like I need to move to Tennessee…..

The property tax on this house sitting on 1 acre, acreage deeded separately, is $7,900 a year.

always wanted to do a run from chattanooga up to knoxville. Got an internet boat friend i've known for about 20 years and never met. He lives on the river on his houseboat.


Sold the old house, closed yesterday. By the time we do the four more things that need doing to this one we will be about $15k in the hole so overall not bad, hoped for more but mamma is very, very happy so that is worth the $15k. House went to a young family with two girls, we had them over twice before closing to go thru all the stuff they needed to know. Interesting how many things they missed on the showing so now they know how good a price they actually got and how awesome that house is. Turns out he works with a close friend of ours at Arnold AFB, and Marcus said 'oh damn you won the lottery buying that house'.

deer hit us day of closing on new house

two weeks later, after i got the parts to fix, motor went tits up, been in the shop since. New one should be in in and ready in about a week. Doing a full delete as well (2.0 TDI)


The 'new' house needed more foundation work than originally thought so every sing freaking door way had stress cracks both sides along with the fact that whoever did the sheetrock over the panelling was apparently of the belief that tape on the joints were optional. Oh, and there was no waste in the sheetrock because cracks appeared at random zig zags on random walls. All but one room 8 foot ceilings, should have been easy to install correctly....

of course the new grandbaby came but apparently the current generations influencers have convinced new parents today that kissing the baby is bad, but apparently holding them without a mask so spit hits them anyway is ok. smfh

wifes car is having odd transmission trouble. Functional around town but not great. Was intermittent and would resolve for a period of time if you stopped and restarted, not it is doing it constantly so i guess that is a good thing.

my truck is a 96 with a 5.8 that gets 11 mpg so each trip betweens houses is over $30 per round trip. My car, while diesel, gets 35 on a bad day when loaded and pulling my trailer.

pool at the old house had a bad panel and salt cell when we opened it up early. Even tho it was not part of the home inspection i told the new owners and am paying the $3k to get all fixed. Cant put a one income family out that much money the first month they move in.

88 year old mama has leukemia and she is trying to decide if the treatments are worth it. They wear her down hard. Two of the four sisters are crazy with that info in their heads. Wife and i are both very pragmatic about death. Will be hard of course but it happens to the best of us.

we have a 17 year old outdoor cat that i built a giant catio underneath the new deck and living room with a pet door into our bedroom. Didn't want to let him loose in to the wilds of a new place. Had to catch that sucker to move, amazing how high a 17 year old cat with a hitch in his giddyup can jump but we got him here and he is adjusting well. He never has liked me much but hes ok with mamma.

a new orange cat showed up at the new house. Turns out it was the previous owners that got out about a year ago. So now we have a new outdoor cat...

racoons love my wifes car in the carport and the empty pizza boxes

two days after closing on the new house the HVAC went tits up. I knew it was old (2008) but didn't think so soon. It was some fancy package unit at the fix was to be $4k so I went $9k for a new Goodman unit with a 10 year warranty..

About three weeks ago, before we moved in i was spending the night and we had some winds and a pine tree that was slated for removal fell on a fifty foot section of my brand new fence. $4k later three pines removed and fence repaired.

battery bought in august for the boat is 100% dead. Taking back today.

blew a tire on a moving trip, stayed out of the ditch, barely. the jack supplied with that is a joke, my tow guy says they call them man killers.

have not been in the boat yet, i'm about three month behind schedule.

Need a second new deck, some demo on an old foundation, an addition tot he shed for my workshop and a new roof. Then i can relax....




I touched every square inch of the old house. Added, removed, improved, cool sh.t no one else would ever think of. Every day as I moved a box to the truck i would stop and look and could tell a story in my head about that wall, that light switch, that cabinet, that flower bed - all of everything. Been way more emotionally taxing on me than i thought it would be.


Any, my life update for the last few months.


Be well, off to take a truck load of donations to goodwill.

Wow! Very nice home and great setting.A home like that with a beautiful setting here in California would go for a $1,000,000+.
