Had a customer once that made a comment that hit home. "Every dollar I pay is perfect, all I expect in return is the same". Hard to argue that...
Good tenants make for a great business relationship, no doubt. The phrase "I hate to lose a good tenant" is a lot bigger deal than one might think. It's the "crazies" that make it a tough racket to endure.

We own a FL condo that we rent Jan-Mar. It's in an over-55 community, so honestly not many problems. We old folks can get testy about little things, tho :)

The tenants who just vacated were great- rent right on time, no BS phone calls, and they left the place every bit as clean as they found it. I just refunded their security deposit and threw in an extra $100 as a 'Thank you for respecting our home. Please have a dinner out on us'. I want this couple back again next year!

I'm usually pretty miserable when I pay good money for something that doesn't work and the service to fix it sucks too.
